Architectural

What types of exterior modifications can I make without approval?
 All exterior modifications or improvements require approval through the association’s architectural control process.

How do I submit an architectural modification request?
Please email a description (with pictures, if applicable) of your proposed modification to: COUmanager@goodwintx.com.

What is the approval process and timeline?
 Once submitted, your application will be reviewed by the Board of Directors. A response may take up to 7 days. Please provide as much detail as possible to avoid delays.

How do I check the status of my application?
If you have not received a response within 7 days, submit a request via TownSq or email your Community Manager at COUmanager@goodwintx.com.

Board Meetings

How do I find out when the next Board meeting is?
 Board meeting dates and times are posted in the News and Events section of TownSq and/or sent via email or USPS mail to owners. Register your email to receive meeting details in advance.

Common Area Maintenance

What does the Association maintain?
 The HOA provides landscaping services for all common and limited common areas.

How do I report a maintenance issue?
Submit a request via TownSq with a picture and detailed description. You can track the status of your request in TownSq.

What is the trash/recycling schedule?
 Please refer to community announcements in TownSq or contact the management office for the current schedule.

Is there bulk pick-up?
 No bulk pick-up is provided. Large items must be hauled off and disposed of properly. Do not leave large items next to dumpsters.

How do I get utility services?
 Contact your local utility provider for electric and gas. Trash and water may be provided by the HOA—please check your governing documents or contact management for details.

How do I get a mailbox key?
 Obtain the key from the previous resident. If lost, it is the owner’s responsibility to rekey the mailbox.

Is there a list of community rules for tenants?
A copy of the Covenants, Conditions, and Restrictions (CC&Rs) is available at www.goodwintx.com (search for your community).

How do I pay my assessment?

  • Online: TownSq (ACH, debit/credit card; $1 fee for e-check, $1 + 3.5% for credit card)
  • Bank Bill Pay: Update payee and address to the PO Box above. Include your account number and association code (ACOU).

When is my assessment due?
Assessments are payable annually. Please refer to your billing statement for the due date.

What is my property code?
ACOU

Why does my account show a negative number?
 A negative number indicates a credit balance.

Who do I contact about past due assessments or payment plans?

How do I update my payment information or cancel auto draft?
 Use the provided link in TownSq or contact Customer Service.

What does my assessment pay for?
 Operating expenses such as utilities, road maintenance, landscaping, amenities, and insurance.

Where can I find my account number?
 On your billing statement or coupon book. If you need help, contact Customer Service.

How do I get a copy of the association’s insurance?
 Contact Customer Service or submit a request through TownSq.

How do I add my property to the insurance certificate?
 Contact the Association’s Insurance Agent.

Owner Information

How do I update my contact information or mailing address?
 Contact Customer Service or submit a request through TownSq.

How do I get a lender questionnaire or resale certificate?

Is there a charge for lender statements?

What is TownSq?
 TownSq is a mobile app for community communication, account management, news, service requests, and more.

How do I register for TownSq?

  1. Visit TownSq Registration
  2. Enter your account number and property zip code
  3. Provide your email and create a password

How do I change my TownSq email preferences?
 Log in, click your name in the top right, and select “Edit Profile.”

How do I submit a request in TownSq?
 Log in and click the “Requests” link on the left menu.
